mhs homes has invested in COSIE homes, from IoT Solutions Group (IoTSG), to strengthen its approach to damp and mould. Using continuous in-home sensor data, the Kent-based social landlord can now identify the likely cause of damp and mould earlier, evidence whether remedial works have succeeded, and maintain visibility of properties long after contractors leave site.

The platform supports surveyors in understanding what is driving conditions in a home, whether ventilation, heating, moisture load or structural factors, and gives teams a basis for more informed conversations with residents. mhs homes has also used the data to move to a desktop-first post-inspection model, reducing unnecessary physical visits while keeping oversight in place. Properties are monitored for a full year after works, providing early warning if conditions change across seasons.

mhs homes is also using COSIE homes Pro to support its Wave 3 Social Housing Decarbonisation Fund retrofit programme. Enhanced sensors are monitoring how homes perform before and after planned improvement works, providing real-world thermal evidence to validate outcomes and identify any unintended consequences.
